1. Where is Piracle Gardens Mega Estate?
Piracle Gardens Mega Estate is situated at Rumuekini, off Rumuosi junction on East West Road just before UPTH and UNIPORT. It is almost equidistance of 2 minutes’ drive between the new Airport road by East West road and UPTH/UNIPORT and has access road to Aluu/Omagwa – a fast developing area

3. What is the price per plot/payment scheme? The lowest price for an economy plot is N900,000. See other plots, features and payment plans in (9) and (10) below
4. What is the size of a plot at Piracle Gardens Mega Estate?
Basic plots (as in Port Harcourt) are 50ft x 100ft (465sqm). Economy plots are 50ft x 50ft

5. What happens if a lesser or bigger plot is allotted to me?
In the case of a bigger or lesser plot, a sum equivalent to the size of shortage or excess multiplied by price per square meters will be refunded or demanded.

6. Is there any encumbrance on the land?
We are glad to say that the land is free from every known Government acquisition /interest (Greater Port Harcourt and Ministry of Lands authorizing letters are available on our blog) and no adverse claimant, bush entry or matching ground Wahala!

7. Which other institutions and access routes surround Piracle Gardens Mega Estate 2-5km radius?
Ikwerre LGA Farm Estate, University of Port Harcourt Teaching Hospital, University of Port Harcourt, Wazobia and Cool FM,  New Airport Road off East West Road.

8. What types of infrastructure will the developer provide?
That will be determined by the category chosen by the subscriber as seen in (10) below. However, the general features include:
1.       i. 3D design for selected area        
2.       ii. Estate electricity supply setup   
3.       iii. Central treated water for the estate      
4.       iv. Estate Central CCTV security system      
5.       v. Initial bush clearing
6.       vi. Perimeter fencing of the estate               
7.       vii. Road network
Other commercial facilities shall be provided commercially by interested corporate and private entities. They include
1.       i. Police station/post
2.       ii. Power distribution
3.       iii. Shopping malls
4.       iv. Recreational facilities
5.       v. Conference centres
6.       vi. Broadband Internet supply to homes

 9. What categories are available?
Piracle Economy, Piracle Standard and Piracle VIP
10. Can you please explain these categories?
Due to the fast appreciating value of lands within Port Harcourt and environs, in order to make it within reach, we have categorized the plots in three classes:
A.      PIRACLE ECONOMY Plots              -              N900,000 (Dimension - 50/50)
·         Inclusive of all features in Piracle Basic plot (below)
·         N900,000 outright
·         OR N200,000 first installment and 72,727.27 monthly for 11 months
B.      PIRACLE BASIC Plots               -     N1,700,000 (Dimension - 100/50)
·         N1,700,000 outright
·         N200,000 deposit and 125,000 for 11 months
C.      
D.      PIRACLE GLOBAL Plots              -    N4,650,000 (Dimension – 100/100+)
Additional features for PIRACLE GLOBAL is that it shall be developed
1.       Tarred roads     
2.       Street lights       
3.       Recreation centre (swimming pools, Basket ball, tennis, other in doors)
4.       Separate entrance gate

11. What other payments would I pay apart from the payment on the land?
(i) Legal Documentation (Deed)        -     N65,000.00 (Payment could be spread. Subject to review)
(ii) Survey Plan                                 -     N100,000.00
(iii) Premium/Developmental Fees     -     N130,000 (Subject to review)
12. What will the premium fee be used for?
For the provision of facilities to be provided in the Estate as mentioned in (8) above

13. Can I postpone the payments for legal document, survey plan and premium till I complete payment for the plot?
For the first two, yes. However, you will only be allotted the land when you make payment for the survey plan and legal documentation, hence you will not be able to trade with it until then. But premium fee must be paid at the inception as work on the facilities is to commence immediately.
14. When will my plot(s) be allocated to me?
At initial payment for the land provided the legal, survey plan and premium fees are paid.
15. Can I trade with the land before completion of payment?
Yes. Provided you have paid for and obtained the title documents, plus PIRACLE-TECH has to be notified and carried along and shall be entitled to 10% commission on resale transactions.

16. What title does PIRACLE-TECH have?
Contract of Sales Agreement/Survey Plan and Irrevocable power of Attorney.
17. Does PIRACLE-TECH have a Certificate of Occupancy?
We have initiated the process of obtaining the global C of O and an approved layout plan from Rivers State Government.
18. Does PIRACLE-TECH have GPH approval to sell and develop?
Charting application has been sent and shall be approved for sale in about a fortnight before we lunch the sale. Purchase prices shall be increased with each stage of authoritative documentation received and shall be uploaded on this blog for sighting
19. What happens if I cannot complete payment or default in the payment of monthly subscription?
Depending on demand, PIRACLE-TECH reserves the right to resell your plot (weather allotted  or not) and  to effect refund less 15% and N10,000 administrative charges. However, there may be room for further negotiations at our discretion.

20. Does PIRACLE-TECH charge interest on the balance of payment?
0% interest provided it falls within 12 months and thereafter 5% monthly. No interest on the regular plans mentioned in (9) above
22. Is there any restriction as to type of building I can build?
Yes, you are limited to build residential houses within the area designated as residential and commercial houses on area designated as commercial. Provision for shops in residential houses and building of local tenement house type (popularly known as face me /face you) is not permitted.
23. Is there any time limit to commence work on my land after allocation?
Allotees are encouraged to take possession and develop their plot within a year of allocation in order to control weeds; also in case where the land is left unkempt, the developer will come-in and keep the land tidy and expenses incurred will be transferred to you.

24. Is it possible to obtain loan to buy land or finance my building?
Yes. There are some financial institutions ready to assist you pay for the land and/or build your own house and pay back by installments spread over several months and years respectively. Also Greater Port Harcourt Development Authority issues Temporary Right of Occupancy which enables developers borrow from the bank.
25. Getting C of O in Rivers State is a nightmare that never ends. Is it possible for PIRACLE-TECH to help?
Things have changed and the governor, in a lunch of the new era in the state’s digital land chatting, assured everyone that C of O shall be ready within 45 days after submission of documentation and statutory payment of 10% of the land’s acquisition cost as fee and that all backlogs shall be cleared by December 2010. Our legal department can assist with getting the C of O. The process has been made even much easier with GPH.
26. In case I want to buy, what are the types of buildings available and their prices?
Some areas shall be fully developed and sold out. Terrace building in a luxury exclusion shall be available within the year 2011. The design for this and other prototype buildings shall be available soon
27. Where do I make payment?
You can make your deposit manually or through the internet in any of the under listed banks or you make a bank draft or cheque in favour of :

28. Can I pay cash to the Marketers/ Relationship Executives?
No. We strongly advice that you pay through the Bank as stated in (27) above.
29. Can your company help with building designs, statutory approval, constructions and supervisions?
Yes, we can.
30. Is PIRACLE GARDENS not far from the road? What happens during rainy season?
Piracle Gardens Mega Estate is situated on a table land on a two-way access road and also accessible through East West Road which is presently undergoing expansion. It is motorable all season. The land is not a swamp and can take high rise buildings with less costs. Water from the land is also very good as you need to dig very deep away from the top soil to get it
31. What is the market potential in the area?
a. From official sources, the area falls within the first phase of Greater Port Harcourt development plan which spans from the airport through The Ada George/East West Road to Rukpokwu/Eneka/Igwuruta – construction of the stadium, RSUST's new site, the overhead bridge at Obiri Ikwerre and other infrastructures are ongoing. The land (Piracle Gardens@Rumuekini) is also  free from Government acquisition. Charting with the GPH will include it in the city’s master plan in order to enjoy all the facilities to be supplied to planned areas. Properties in the area is set to jump in prices very shortly
b. Port Harcourt is presently one of the fastest growing cities in Africa and the world, and the government, through the Greater Port Harcourt project is investing over N100b p/a to average total of N420b investments in 4 years to position it among the top mega cities with growth rate nearing 4.9%. Presently, over half of the 6 million Rivers State population reside in Port Harcourt and the minimum 10m required of a mega city is expected in no distant time according to analysts. Positioning in Piracle Gardens Mega Estate at this time gives you a plus advantage.
c. Ongoing dualization  and expansion of the East West road will cause increase in value of properties in the area
e. There is close proximity with UPTH, Wazobia/Cool FM, UNIPORT, Wilbros, Commercial Fish Farms, Construction and other companies springing up in the area and staffers of these institutions are already buying lands in the area to develop
d. Population: residency and business occupation in the area is very active and increasing and it is not far from city centre – about 10 minutes drive from Rumuokoro. There is even a taxi service on the access road which leads to Aluu/Isiokpo Road from the airport
